    Funding & Support What does it take to provide affordable housing in the Seattle area? The actual cost of constructing 750 new affordable homes is pegged at around $257 million, but that is just a part of the cost for providing affordable housing. The ongoing costs include daily building management, maintenance, and resident services that we provide. We run our organization responsibly and with innovative financial tools to remain so. We launched the nation’s first crowdfunded impact investment that funds the development of affordable housing in 2019. This model has made it possible for us to complete our construction projects as planned while providing needed assistance to our residents. Our sources of funding are private individual and corporate contributions and loans, government funding and land donations, property development fees from our consulting work, rental income, and interest earned on investment holdings.     < Back Previous Next Rent and Access Lease Information Please review the Lease and House Rules that you signed at move-in. The Lease and Rules list resident and landlord responsibilities during your tenancy. The Lease also includes important information about housekeeping, mold and mildew prevention, and bed bug prevention. If you are worried about being able to comply with these rules, please talk to your Site Manager or Resident Services Coordinator. They can work with you to access services that may be able to help you. If you have questions about your Lease, please contact your Site Manager. If you lose your lease, you can ask your Site Manager for a copy. How long will my lease be? Does Bellwether offer short term leases? We offer 12-month leases. After the initial 12 month lease term expires most leases convert to month-to-month. What utilities are included in rent? All Bellwether apartments include water, sewer, and garbage. Note: If you have an immediate building maintenance issue or need to report a safety or security concern, please use our Maintenance Request/Incident Report Form . Our goal is to provide safe, affordable, and high-quality housing. We strive to make your home just that: “your home.” We recognize that living within a community can bring unexpected issues or concerns involving neighbor relations and expectations. We also understand that residents may not always agree with our policies, conclusions, or our actions. The intent of this process is to contribute to a positive living atmosphere where our residents can express concerns without any fear of retaliation and with the expectation of a prompt, carefully considered response.     < Back Previous Next Policies Household Changes How do I add someone to my household? Please contact your Site Manager. In general, the new household member(s) must: · Complete the lease addition application · Pay a screening fee · Meet all requirements for tenancy If approved, a new lease will be signed, but the lease term will stay the same. For example, if your lease has already switched to month-to-month, you won't be required to sign up for another full 12 months. If the lease addition is within the first 12 months of occupancy the entire household must re-income qualify for the unit. Why can’t my friend/relative stay with me without being on the lease? The local and federal funding Bellwether receives requires all people living in the apartment be included as occupants on the lease. Guests staying more than 7 days in a twelve-week period must apply to be added to the lease. My roommate is moving out, what do I need to do? All household members must complete and sign a Roommate Notice of Termination . Your Site Manager will also sign this form. What happens if my income changes? In most cases, income is reported to Bellwether once a year during annual recertification. Residents receiving rent subsidy must report income changes as they occur to their subsidy provider.     < Back Previous Next Rent and Access Keys I've locked myself out, what do I do? If you lock yourself out during regular business hours, contact your Site Manager. They will arrange to let you in as soon as possible. If you lock yourself out after hours and can’t wait until regular business hours to get back in, call your building’s phone number and select the Call Center option. Through the Call Center you can request to have a Bellwether-approved locksmith come. The current cost, which will be billed to you, is $180. If you live in a HUD property, this cost is waived. I lost my keys, what do I do? Contact your Site Manager so any missing fobs can be deactivated and you can be issued a replacement. Residents will be charged for replacement keys, cards and fobs if lost, stolen or not returned at move-out. Pricing depends on the type of key. Can I get an extra key for my guest/pet sitter/caregiver? Extra keys may be issued upon approval, and a key deposit may be required to check out an additional key.     < Back Previous Next Rent and Access Rent When is rent due? When is my rent considered late? Rent is due on the 1st of the month. Rent is considered late if it is received after the 5th of the month. There is a $75 fee for late rent. There is a $5 late fee for our HUD subsidized units. *While the statewide and city COVID eviction moratorium is in effect, late fees will not be assessed. Can I pay in cash? No, rent may be paid online or by personal check, cashier's check, or money order. Can I pay rent online? Yes! You can pay rent online with your checking or savings account or by credit card. You will need to contact your site manager to get information to sign up. Visit https://pay.bellwetherhousing.org for more information. Where can I get a money order? Money orders are available at post offices, and at most grocery and convenience stores. How do I fill out a money order/how do I fill out my rent check? Bellwether Housing will not accept a check or money order that is not correctly and completely filled out. Bellwether staff cannot complete checks or money orders for you. Personal Checks must include: Pay to the Order of: Bellwether or Apartment Name Rent Payment Amount in numbers (example: $678.00) Rent Payment Amount written out (example: Six Hundred Seventy-Eight and no/00) Apartment Number — if it is not in the printed address, write your apartment number in the note section at the bottom left of the check Your Signature — sign your name in the signature section of the check (bottom right hand corner) Your Signature — sign your name in the signature section of the check (bottom right hand corner) Money Orders must include: Pay to the Order of: Bellwether or Apartment Name Your Name/Signature in the From section Apartment Number - write your apartment number in the Address or Note section See a money order example. What can I do if I can't pay my rent on time? Contact your Site Manager as soon as possible to see if a payment plan may be an option.
