53 New Apartments next to Boys and Girls Club in Greenwood

Brightwood will add 53 affordable apartment homes to Seattle’s Greenwood neighborhood, a well-connected area with access to transit, schools, parks, and community services. As housing costs in Greenwood have risen, it has become increasingly difficult for families with limited incomes to afford to live there. Brightwood will help ensure that families across a range of incomes can continue to be part of the neighborhood. Thirty-two of its 53 apartments will be two- and three-bedroom homes, significantly expanding affordable options for families in the area.


“Brightwood is exactly the kind of housing our region needs: affordable homes for families in a neighborhood already rich with schools, parks, transit, services, and community,” said Susan Boyd, CEO of Bellwether Housing. “These 53 homes will help ensure that families of all incomes can continue to be part of Greenwood and the broader North Seattle community.”


Brightwood will serve households earning between 50% and 60% of Area Median Income. The development will include 8 studios, 13 one-bedroom apartments, 20 two-bedroom apartments, and 12 three-bedroom apartments.

FamilyWorks will provide on-site resident services, helping residents navigate challenges, access resources and opportunities, and maintain stable housing. Brightwood is immediately adjacent to the North Seattle Boys & Girls Club, creating a natural opportunity for children who live at Brightwood to take part in the Club’s programs, where they can learn, play, build relationships, and deepen their connections within the neighborhood.


Brightwood’s financing reflects a broad public-private partnership and includes tax-exempt bonds and 4% Low-Income Housing Tax Credits issued by the Washington State Housing Finance Commission, with equity from U.S. Bancorp Impact Finance. Public funding is provided by the City of Seattle Office of Housing, alongside private debt from Citibank and equity from Bellwether Housing.


Brightwood was designed by Encore Architects and will be built by Absher Construction.


Construction will begin this month, with the first residents moving into Brightwood in January 2028.
